Our Reservation Policy

We strive to be as upfront as possible with our reservation policies. Please call us at 559-683-0495 prior to making the reservation if you have any questions or concerns about the policies listed below.

Reservations are guaranteed with 50% of the total due at the time of booking. Confirmation of the reservation will be sent via email upon receipt of payment, along with check-in instructions. 

Due to the small size and the seasonal/resort nature of our business, we are unable to issue refunds for cancellations or modifications that do not meet our cancellation/modification policy. Thank you in advance for your understanding.

Please note that all rates are based on double occupancy (4 for the Ranch House), with an additional $20 charge for each guest after that. 

Checking In

Check-in is from 4:00 PM to 9:00 PM.

All guests must check out by 11:00 AM.

If you arrive after 9:00 PM, instructions will be attached to the front of the office door with directions to your cottage.


  • The 50% paid at the time of booking is non-refundable for any and all cancellations or modifications to reservations.

  • Cancellations and modifications made within 7 days prior to the reserved arrival date, within 14 days prior to reserved arrival date for holidays, or multiple/group booked cottages are subject to 100% cancellation fee which will be collected/applied at the time of cancellation.

  • Cancellation/Modification Fees are due and payable at the date of the cancellation/modification.

  • No-Shows (considered no-show by 11:30pm on the date of scheduled arrival) entire stay is canceled, and will be charged full-price at the date/time of the no show according to the reservation..

  • Credits are not permitted for any late arrivals or early departures.

  • All rates are based on double occupancy. If party arrives with more than amount indicated on reservation, there will be a $20/per extra guest/per night fee charged at the time of check-in. Under no condition is the hotel allowed to permit more than the inidcated amount of guests in each cottage for fire/safety regulations.

  • We are unable to give refunds, credits, or alter our cancellation/modification policy due to any park closures, inclement weather, cancellation of local events, travel cancellations, or any medical or unforeseen personal emergencies.

  • 2020/21 Special Circumstances Update: Special arrangements/cancellations may be considered for Covid-19 shut downs or fire evacuations

Additional Charges

+$20.00 fee for each additional guest above 2 person occupancy rate

Guest fees apply for both adults and children

Please note that Homestead Cottages is a non-smoking property and that no open fires are allowed.

Pets are welcome, but you will be charged a $25 pet cleaning fee (unless it's a service animal).
